Poinciana Plaza Filled Its Mornings First. Its Evenings Are Still Unclaimed.

At 5 a.m. on a weekday, the first class of the day is already open for booking at the newest storefronts on Airport-Pulling Road and Golden Gate Parkway. LVL Fitness posts weekday hours starting at 5 a.m., and a few doors away a new drive-thru Starbucks sits on the corner. Every tenant that has opened so far in the new strip serves the early part of the day.

This is the final phase of Poinciana Plaza, the professional park on the southwest corner of the intersection. Halstatt, the Naples family-owned investment firm behind it, announced in June 2026 that the 10,000-square-foot retail addition was complete. That brought the whole park to 115,000 square feet. The tenant list Halstatt has assembled tells a clear story about the order this corner is filling in. Coffee came first, then fitness and wellness. Food and evening hours, the piece that would change how the corner gets used after work, is the one part still waiting on a lease.

The Anchor Was Chosen to Set the Tone

The Starbucks at 2180 Airport Pulling Road North is a standalone 2,500-square-foot building with a drive-thru. Halstatt treated it as the anchor from the start. In the company's announcement, CEO Katie Sproul said that "securing Starbucks early on was an important step in setting the tone for the type of tenants we wanted to attract."

The store was open by early September. RetailBoss described the interior as warm walnut finishes and layered artwork, with seating set up for quick mobile-order pickups, work sessions and informal meetings. A coffee-themed mural by Chalk & Brush Design gives the room its focal point. The drive-thru lane handles the commuter traffic, but the dining room was designed for people who stay.

The schedule slipped a little on the way. In a Gulfshore Business column earlier this year, Halstatt's marketing director Jenna Rambaud said Starbucks planned to begin its interior build-out around the end of March or early April and open in late June or July. Halstatt's June release still described the store as "opening this summer."

Two Workouts That Fit Before the Office

Once the coffee tenant was secured, the next leases went to fitness, and both studios are built around short sessions.

Discover Strength was the first tenant to open in the strip, in an 1,820-square-foot unit. Its trainers lead 30-minute strength workouts, typically twice a week, one-on-one or in small groups. Gulfshore Business reported that the Naples franchise is the brand's first studio in Florida, out of more than 35 locations nationwide. Halstatt's June announcement listed it as already open.

LVL Fitness is the Pilates tenant. It runs Lagree classes on Megaformer machines at 2160 Airport-Pulling Road North. The studio's Naples page lists 45-minute classes under these names:

  • Full Body
  • FUNdamentals
  • Full Body + Stretch
  • Express 30

The posted hours also follow the corner's early-day pattern. The studio runs 5 a.m. to 7 p.m. Monday through Friday, 6 a.m. to noon on Saturday and 7 a.m. to 5 p.m. on Sunday. Booking is through the studio's website, and the front desk number is (239) 397-2554.

Still Coming Before Year-End

Two more tenants extend the same daytime pattern. Halstatt's June announcement on Business Wire said both are expected to open before the end of 2026.

The Retreat Aesthetics is a med spa. Gulfshore Business reported that its lease was signed alongside LVL Fitness's and that it was first aiming for late spring or early summer. Halstatt's later release moved the expected opening to "prior to year end."

Fresh Monkee makes high-protein, low-sugar shakes and smoothies to order with natural flavorings. Naples Press listed menu items including Almond Coco Loco, Antioxidant Berry, Chocolate Coconut, Ultimate Green, Caramel Coffee Buzz and Chunkee Monkee. Its menu is aimed squarely at people coming off a workout, and two of its new neighbors are fitness studios.

Here is where every tenant stood as of mid-October 2026:

The Bays That Decide the Corner's Evenings

The southern end of the building is the part to watch. In the same Gulfshore Business column, Rambaud described how the leasing would finish:

"We are still in lease negotiations with one additional tenant, and then are targeting one or two restaurants to fill the remaining three bays."

The plans call for one large restaurant or two medium ones at the end of the strip farthest from the Starbucks building. That end also has a 600-square-foot outdoor patio, the only outdoor dining space shown in the plans. Halstatt's June release said the remaining spaces range from about 1,400 to 4,300 square feet. All of them are being marketed to restaurant and food-and-beverage concepts, including ones with outdoor seating.

That patio is what would extend the corner into the evening. Each tenant so far serves a short daytime visit, whether that's a drive-thru coffee, a 30-minute strength session, a 45-minute class, a smoothie or a med-spa appointment. A restaurant with outdoor tables would bring a longer stay after dark to an intersection that so far does most of its business before dinner. Halstatt has not named a restaurant tenant for those bays.

The project moved quickly to get here. Halstatt received certificate of occupancy approvals for both single-story buildings on March 10, the first tenant opened that spring, and the anchor was serving customers by September. The whole retail addition covers about 2.5 acres. With the morning tenants in place and two more expected by year-end, the restaurant bays at the patio end are the last spaces left to lease.

A Short Drive for the Rest of the Season

Until the patio is leased, evening plans still mean driving elsewhere, and this season has some good options close by. On October 24, Naples Zoo holds the last day of Boo at the Zoo, from 9 a.m. to 4:30 p.m. The Naples Botanical Garden hosts its Día de los Muertos celebration October 31 and November 1, 10 a.m. to 4 p.m., with altars, flower-crown workshops, dance and live music. The Baker Museum's The Surrealist International: Fifty Years of Dreams runs through February 14, 2027, according to the Naples, Marco Island, Everglades CVB.

Openings at a corner like this one shape the everyday routine around Grey Oaks as much as anything inside the gates.
